What do I do if I want a repair to be completed?
You need to report the repair to your local housing office. You can do this by ordering a repair online or by telephoning Housing Oncall (0161 953 2525).
How quickly will the repair be done?
It depends on the urgency of your repair. The council will prioritise repairs depending on their urgency and will then complete them within certain timescales. An emergency repair is usually something that affects your access to water, heating and / or security and may depend upon your personal circumstances.
Will I have to pay towards the cost of the repair?
If the repair is needed because of deliberate damage to your property, and was not caused by wear and tear, you may be asked to pay. Remember, if anyone vandalises or damages your home you should report it to your local housing office and the police so that you are not held responsible.
Also, as a tenant you have a responsibility to carry out certain repairs. The council does not have to do everything.
I am unhappy with the repair. What can I do?
If you're not happy with your repair when it's finished or with how your request was handled, you should let the council know. You can complete an online form with details of the problem or telephone Housing Oncall (0161 953 2525).
The council also has a comprehensive complaints procedure that you can follow if you are still not happy.
If the council cannot resolve the problem to your satisfaction you can make a further complaint to the Local Government Ombudsman. This independent organisation is there to investigate complaints about council matters. You can download a complaint form from their website.
The Local Government Ombudsman aims to respond to your complaint within 20 working days of receiving it. They will consider your complaint, let you know if they think the complaint has been dealt with fairly by the council or make recommendations to Manchester Housing to take specific action to remedy the problem.
The Right to Repair Scheme
This is a scheme implemented by government that gives council tenants greater rights to get their repairs done on time. If Manchester Housing does not complete certain repairs within an agreed timescale, you can ask that they get another contractor in to do the work within a further time limit. If the repair is still not completed on time, you have the right to compensation. This scheme only applies to certain repairs that affect the health and safety of tenants.
